We had a plumbing issue & reported it using the Bay Property Mgmt online Portal. Nieves Ramos is our Bay Property contact & as always he was very quick to respond & schedule the repair service. T&D Handyman Services did a great job. Tom was very professional, courteous and got the job done quickly. After the repair he walked us through what he did & confirmed everything was fixed. Afterwards we received a follow up email from Nieves verifying that everything was ok. Overall, a great experience by both Nieves & Tom. 😁👍🏾

She assumed these duties during the summer of 2025 when I had a tenant leaving my townhouse and a new tenant soon to come in. The townhouse required a complete makeover to include extensive interior work and replacement of carpeting. Are there any additional fees?

There are no hidden fees at Bay Property Management Group. Your monthly management fee covers your basic property management services and maintenance coordination. In addition, you pay a 1-time start up fee for onboarding and inspection as well as a leasing fee equal to one month’s rent. There is also a yearly lease renewal fee of $299.

can i do my own maintenance work?

We highly recommend that you use our in-house technicians or our network of licensed professionals. Not only do we contract the best possible rates, but we manage the project and hold our contractors accountable for their work.

how are tenants chosen for my rental property?

In accordance with Fair Housing guidelines, Bay Property Management Group thoroughly screens each applicant to review credit and criminal background and well as rental history and income & employment verification. 

Can I see the rental applications and choose the tenant i want?

BMG thoroughly screens each application and we do not share rental applications with owners, as this is a violation of the Fair Credit Reporting Act. This is also to safeguard our owners from any potential Fair Housing violations and to ensure each applicant is held to the same standard and in accordance with the law.

Who sets the rental rate for my property?

The leasing department at BMG will conduct a comprehensive rental analysis of your property and nearby properties of comparable value. They will recommend a rental rate to ensure maximum ROI and minimal vacancy time. Rental rate recommendations consider location, amenities and the overall rental market at the time of listing.
