My property manager is Risa Beñas. Although I have only been working with her for 3 months, I truly appreciate her prompt work, easy communication, kindness, and reliability. BMG has been managing my 2 properties in Philadelphia since 2023. So far, I have not had any problems dealing with this company. They are professional, communicate easily and quickly, and resolve problems as soon as possible. I also respond promptly to their questions and approvals when needed. 😊 We are very satisfied with the service and honestly surprised by how fast everything has been. Every time we have had any questions or concerns regarding the apartment, the response time has been incredible — truly record time. My PM has been extremely efficient, professional, and helpful throughout the entire process. At one point, I was submitting a maintenance ticket and received a call almost immediately, before I even had time to finish submitting another request. We really appreciate the excellent management and support. We had an issue with the fence and he helped us super quickly and they changed it to a brand new. Thank you so much!

I have been using Bay Management to manage my properties for a little over a year. The property manager has been a 5 star, very professional. Communication has been good, and he has been diligent with his follow-through and responsiveness. My concerns are less with the staff directly and more with certain operational aspects of the company which is a 3 star. Specifically, I have experienced challenges with reporting and the collection/follow-up of tenant rent and utility payments. In many cases, the operational processes seem to prioritize tenant convenience over the landlord’s interests. For example, when late payments are eventually collected, the funds are not reimbursed to the landlord right away and instead must wait until the next billing cycle, which can create financial strain and cash flow challenges for property owners. Additionally, when property issues arise, the vendors used through Bay Management tend to be very expensive, and I also find the annual management fees to be high.

Des Ilustre has been super responsive when it comes to managing maintenance requests. I am a tenant, and she communicates very quickly between myself and the owner. She always sends someone out to attend to maintenance requests quickly and has been able to manage juggling different peoples schedules between others' availability to come out to fix things and my schedule of being home. She answers emails incredibly quickly and calls when it is something more urgent.

Staff at the agency is responsive! Just didn't have access to every care per lease only reason for 4 stars instead of 5 stars.
